Occasionally a project comes along that really grabs our attention; the sort of project that you know you want to be involved with. For housebuilders, it might be the position of the plot, the aspect of the site which might be flat with easy access and make for an easier build. The design of the houses can also play a big part, one that captures the imagination or challenges us as builders, the sort that makes us think! And sometimes, the client is the draw, motivated, focussed and passionate about their projects and with an air of positivity that makes them a pleasure to work with.
Russell is one of those people. With a history in construction and refurbishment that started at the age of 13 when working for his father’s building company; you could say that Russell’s destiny as a developer was pre-ordained. Being involved at such a young age taught him a lot:
Working for my dad at such a young age helped me develop a sense of what was poor, good and great quality workmanship. My dad was a stickler for doing things right; he was always fair with his men, but at the same time he expected them to deliver a quality product. This work ethic was instilled in me at a very early age and one that I carry with me to this day.
Russel went on to develop his career in construction further by achieving a HNC in Construction, an NVQ in HVAC, as well as qualifying as a Quantity Surveyor. With a Masters Certificate in Business, it’s easy to see how his passion for construction and property development has been shaped.
With his first development, a 27-apartment block in Solihull nearing completion, this second development continues his property development journey.
The Plot of Land
Situated adjacent to a new housing development in the village of Austrey, this tree-lined rural plot has a footprint covering ½ an acre and views out to fields on two sides. With an existing house on site which requires a redesign and extension, there is plenty of room for the construction of three additional luxury houses. Access will be via a single road creating a cul-de-sac that will ooze luxury, quality and with its rural location, peace and quiet.
A small development of three luxury houses and the refurbishment of a fourth existing property. There are two house designs available.
The first house to welcome you as you enter the cul-de-sac is The Sibson. A beautifully appointed well-proportioned home consisting of:
- Entrance Hall
- Downstairs toilet
- Living room with double patio doors opening out onto the rear garden
- Family sized open plan kitchen and dining room with bi-fold doors opening out onto rear garden.
- Five Bedrooms two of which are En-suite
With a detached, purpose built, double garage to the rear, The Sibson is a charming family home designed to meet the needs of the modern family.
Like The Sibson, The Appleby offers five bedroom luxury of the highest calibre and consisting of:
- Integrated Garage
- Reception Hall
- Downstairs WC
- Living Room
- Open Plan Family Room, Dining Room and Kitchen
- Five bedrooms of which, bedroom four will be en-suite. Bedroom one will benefit from a walk-in wardrobe leading to an en-suite bathroom. The remaining three bedrooms have access to the well-proportioned family bathroom.
Aesthetically, all new builds will benefit from an architectural design full of character. This is achieved by introducing features that break up what could so easily be a square built brick box, like so many developments by national builders. Features such as a brick dentil course that runs along the high-level brickwork. Soldier course brick cills and arches to windows and doors combined with an arrowslit and rendered panel to the front gable all add up to create a visually exciting house. Combined with Georgian bar style top opening windows, these are houses that will be admired and enjoyed for many years to come.
Refurbished and Extended Property
Somewhat unique to this plot was an existing building that offered the opportunity to renovate and enhance rather than demolish and start again. Already quite a substantial house, it was recognised that with a little tweaking and a small extension, it could itself become a home to be proud of and will consist of:
- Living Room
- Open Plan Dining Room and Kitchen
- Four Bedroom of which two benefit from en-suite bathrooms with the remaining two accessing the family bathroom.
With built-in wardrobes to bedroom one and additional storage to the landing, this is a house that offers many features to keep a busy family tidy and organised.
Externally, it already includes many of the features adopted in the new builds, so there’s plenty of character already built into this house. With the addition of a stand-alone detached double garage, it’s a house that will feel like home from day one.
We are in the process of organising the site and putting together the program of works. We expect to be onsite shortly with the major construction work starting in late April 2019.
